While you can contact the listing agent directly, it's important to understand that the listing agent is legally obligated to represent the seller's best interests—not yours. Engaging directly with them may involve signing agreements that could commit you to certain terms or commissions, potentially limiting your negotiation power. Due to recent industry changes following the 2024 National Association of Realtors (NAR) settlement, many agents now require buyers to sign a Buyer-Broker Representation Agreement before touring properties. You are welcome to use your own attorney. Landian's goal is to facilitate the closing process smoothly, whether with a recommended attorney or one of your choosing. Attorney fees are not included in fees charged by Landian.
Locating an agent is easy. Finding one with the right experience who's willing to offer you a fair, flat-fee price is not. Even if you find someone by yourself who seems decent, they will likely ask you to sign a lengthy contract upfront that's heavily stacked in their favor.
