What $1M Gets You in Nevada, Montana vs. South Carolina

November 4, 2026 · Landian Weekly Deals

Four homes at the same $1M budget: a remodeled Incline Village house at Lake Tahoe, a Whitefish MT mountain home zoned for nightly rentals, a top-floor oceanfront Villamare villa on Hilton Head Island, and a five-bedroom Narragansett RI beach house

This week we take the budget to seven figures for the first time: $1,000,000, four states, four completely different answers. In Nevada it buys the address people assume is out of reach — a remodeled house at Lake Tahoe, in the alpine enclave tucked directly beneath Diamond Peak's ski runs. In Montana it buys a renovated mountain home on almost three-quarters of a wooded acre minutes from Whitefish Mountain Resort, with the short-term-rental question already answered on the listing sheet. In South Carolina it buys the top floor of an oceanfront building inside Hilton Head's Palmetto Dunes resort — a villa that is already operating as a vacation rental today. And the fourth state, the one with the biggest modeled number of the issue, is the one almost nobody would guess at this price.

Each listing was verified active as of this issue, each is on Landian so you can tour or offer for a flat fee based on the home’s price instead of a commission, and every number below is an estimate — the disclaimer at the bottom applies to all of it.

Deal 1 · Incline Village, Nevada

Nevada's answer is the headline: a house at Lake Tahoe for seven figures flat. 1333 Zurich sits in Tyrolian Village, the Alpine-styled enclave built directly below Diamond Peak — the ski hill is literally up the street, and Incline Village's beaches, two championship golf courses and the lake itself are minutes down the hill. The house is a completed full-scale remodel, not a project: custom finishes, designer fixtures, spa-inspired bathrooms and a fully updated kitchen, three bedrooms and two baths in 1,200 efficient square feet. Incline is one of the few Tahoe jurisdictions with an established short-term-rental permit program and no cap on permits (Washoe County's). AirDNA tracks the Incline Village market around a $439 average nightly rate at 46% occupancy; we've modeled this one at $400 a night and 46% — about $67K a year. Tahoe entry tickets rarely look like this.

Buying it through Landian costs a $9,999 flat fee instead of a ~2.5% commission, about $16,876 back on this one.

Deal 2 · Whitefish, Montana

A renovated mountain home with nightly-rental zoning in writing

Montana buys you the thing that is hardest to find in any famous ski town: certainty. This renovated mountain home outside Whitefish is zoned 'Nightly Rental Permitted' — the listing says it plainly and markets the house as a high-performing Airbnb — so the question that kills most ski-town STR plans is already answered. The house itself delivers the postcard: vaulted ceilings, walls of windows, updated finishes that kept the mountain character, three bedrooms plus a bonus room on a secluded, tree-covered 0.71-acre lot. Whitefish Mountain Resort is minutes up the road and Glacier National Park — three million visitors a year — is about half an hour away. After a $176K price cut the asking price now sits below the listing's own appraisal claim. AirDNA has the Whitefish market at 54% occupancy (its ~$493 market-average rate skews to large luxury homes; the KeyData sample Natural Retreats publishes put Q2 2025 ADR near $275). We've modeled this three-bedroom at $300 a night and 54% — about $59K a year.

Buying it through Landian costs a $8,999 flat fee instead of a ~2.5% commission, about $14,726 back on this one.

Deal 3 · Hilton Head Island, South Carolina

A top-floor oceanfront villa that is already a working rental

1 Ocean Ln #2514, Hilton Head Island, SC 29928 — listing photo

Price

$950,000

Home

2 bd · 2 ba · 1,232 sqft

Est. revenue*

$68,912/yr ($320/night · 59% occ.)

Gross yield*

South Carolina is the proof-of-concept deal: this one is already a working vacation rental, and you can book a night in it before you ever write an offer. Unit 2514 is a top-floor, 2-bedroom, 2-bath villa in Villamare, the oceanfront complex inside Palmetto Dunes Resort — updated kitchen, new flooring and HVAC, and two well-separated suites that let it sleep eight. Villamare's amenities are the kind that fill calendars: oceanfront pool and hot tub, indoor pool, fitness center, and the beach a few steps across the dunes; Palmetto Dunes adds three golf courses, a tennis center and an 11-mile lagoon system. AirDNA has Hilton Head near 59% short-term-rental occupancy at a $425 market-average rate — among the steadiest beach markets in the country. We've modeled this two-bedroom at $320 a night and 59% — about $69K a year, and this unit's booking history is real, not modeled.

Buying it through Landian costs a $8,999 flat fee instead of a ~2.5% commission, about $14,751 back on this one.

Deal 4 · Narragansett, Rhode Island

The surprise: five bedrooms in a weekly-rate beach market, and the week's biggest number

10 Melville Ln, Narragansett, RI 02882 — listing photo

Price

$1,025,000

Home

5 bd · 3 ba · 1,874 sqft

Est. revenue*

$91,250/yr ($500/night · 50% occ.)

Gross yield*

And the fourth state — the week's biggest modeled number — is Rhode Island. Narragansett is the Ocean State's summer machine: Scarborough State Beach, the Pier, the Block Island ferry down the road in Galilee, and a rental season where whole houses book by the week. This raised ranch in the Eastward Look neighborhood leads its own listing with 'coastal living and proven rental income': five bedrooms and three full baths across two levels, a light-filled open main floor, two more bedrooms and a bath downstairs, an upper deck over a private backyard, and the obligatory outdoor shower. Sleeping capacity is the scarce commodity in a weekly-rental market, and five bedrooms under $1.03M is exactly that. AirDNA puts Narragansett's average nightly rate above $500 with occupancy readings between 58% and 65% in a heavily seasonal pattern; we've modeled this one conservatively at $500 a night and 50% — about $91K a year.

Buying it through Landian costs a $9,999 flat fee instead of a ~2.5% commission, about $15,626 back on this one.

Four answers to the same $1,000,000: the Incline Village house is the trophy address — a finished remodel below the lifts at Lake Tahoe; the Whitefish home is the certainty play, with nightly-rental zoning printed on the listing sheet; the Villamare penthouse is the operator, oceanfront and already taking bookings you can see; and the Narragansett raised ranch is the cash-flow surprise, five bedrooms in a weekly-rate beach market carrying the biggest modeled revenue of the issue. Whichever answer fits, buying it through Landian costs a flat fee based on the home’s price instead of a ~2.5% commission; that's the difference you see in each card above.
