In one paragraph

Landian matches home sellers and buyers with licensed local agents for one flat fee set by the price of the home, in the US and Canada. The fee rises in steps with the price, for example $5,999 flat for a home around $600,000. $8,999 flat for a home around $900,000. $14,999 flat for a home around $1,500,000. It is under 1% on homes over $500K, shown before you meet your agent, written into your agreement, and paid only at closing. Buyers pay the same schedule on the price of the home they buy, usually covered by the seller's contribution. Landian earns a referral fee from the agent only when the transaction closes.⁶

How your fee is set

    You enter your address

    We take the higher of the price you enter and a third-party estimate of your home’s value, and show you the fee for that step.

  2. Step 2

    It is written down first

    The fee goes into your Client Agreement before you meet an agent. Non-exclusive. Cancel anytime from your dashboard.

  3. Step 3

    Agents accept it, or propose

    An agent may propose a different amount before you choose, never on homes under $500,000 and never above 1% of your expected price. You see the reason and the number first and can wait for an agent who accepts.

  4. Step 4

    You pay at closing

    From your sale proceeds, only if your home sells. If your listing price lands in a higher step, the fee follows the schedule; it never rises after your home is listed.

Buying a home

Your buyer's agent works for a flat fee from the same schedule, based on the price of the home you buy. In your offer, you and your agent ask the seller to pay a Buyer Brokerage Requested Amount to your brokerage at closing. Whatever the seller pays is applied to your fee first; anything above it comes back to you as a rebate or closing-cost credit where allowed.¹ If the seller pays less than the fee, you may owe the difference at closing, subject to local law and your lender's rules.² Nothing is due before closing.

What is included

  • Pricing advice, the MLS listing, showings, negotiations and closing support, the same work as a percentage agent.
  • Buyer representation on the same schedule: tours, offers, negotiations, inspections and closing.

What Landian earns

Landian earns a referral fee from the agent only when a referred transaction closes: 25% of the compensation you and your agent agreed, or a flat $999 when that is under $5,000. The agent keeps the rest. There is no charge to you beyond the flat fee, and no charge to agents to join.

How much does Landian cost to sell a home?

One flat fee set by your home's price, shown before you meet your agent and paid from your proceeds at closing. For example $5,999 flat for a home around $600,000. $8,999 flat for a home around $900,000. $14,999 flat for a home around $1,500,000. From $500K it is under 1% of the price, and it rises in steps to $19,999 from $2M. Nothing upfront, and nothing if your home does not sell.

How is my fee set?

By your home's price, in steps: $5,999 from $600K; $6,999 from $700K; $7,999 from $800K; $8,999 from $900K; $9,999 from $1M; $11,999 from $1.25M; $14,999 from $1.5M; $19,999 from $2M, and lower below $600K. What does a buyer pay?

The fee you see while searching is an estimate from the top of your search range; the fee at closing follows the purchase price. It is usually covered by the seller's contribution: whatever the seller pays your brokerage is applied to the fee first, and anything above it comes back to you as a rebate or closing-cost credit where allowed. If the seller contributes less than the fee, you may owe the difference at closing, subject to local law and your lender's rules.

Is the fee a percentage?

No. It is a dollar amount that rises in steps with the price of the home. The headline "under 1% on homes over $500K" describes where those steps sit against the price; the fee itself is never calculated as a percentage, and it does not change if your home sells for more or less than expected within its step.

What is included in the fee?

Full representation for your side of the sale: pricing, the MLS listing, showings, negotiations and closing support from a licensed local agent, chosen by you from agent cards that show ratings, reviews and whether the agent accepted your fee.
