Three homes at the same $650K budget: a Lincoln City ocean compound, an Island Park log cabin, and a Galveston beach house

This week's budget is $650,000 — and the three answers could not be less alike. On the Oregon coast, it buys a Taft District live-work compound whose commercial zoning makes short-term renting legal by right in a town that caps licenses everywhere else. Twenty minutes from Yellowstone's west gate, it buys a fully furnished cabin that's already a working Vrbo with twenty September nights on the books. And on Galveston's West End, it buys a furnished Pirates Beach house a golf-cart ride from the Gulf — with $63,000 to spare. (A fourth deal, a 2022 beach box on the Outer Banks, went under contract during the approval window — it moved fast, which tells you something about that market.)

Lincoln City caps vacation-rental licenses in its residential zones — waitlist included — which is what makes this Taft District property a genuine workaround: it's zoned General Commercial, so the listing can operate as a short-term rental by zoning rather than by lottery. Upstairs is a sleek renovated flat with a primary suite, a dedicated office, and a flexible second bedroom; downstairs sits 1,892 sq ft of blank-slate commercial space (gear shop, gallery, or more living area), plus a 784 sq ft detached garage with heated floors. Ocean views from the top corner of the lot, beach stairs around the corner, and Taft's food carts and the Siletz River mouth minutes away. AirDNA puts Lincoln City around a $296 nightly rate at 57% occupancy; a 2-bed flat books below that whole-house average, so we've modeled $220 a night at 55% — roughly $44,000 a year with the entire ground floor still in reserve.

This one is already earning — the listing opens with '20 nights booked in September.' A fully remodeled 4-bed cabin on an oversized lot across from the Island Park Village golf course: new kitchen, windows, plumbing, electrical, and a brand-new tin roof, sold fully furnished down to the custom log beds. It runs on Vrbo under professional management today, so a buyer steps into an operating rental rather than a project — and Fremont County has no meaningful STR restrictions. Year-round access, snowmobile and ATV trails out the door, a 4-car detached garage plus a separate log garage for the toys, and about 20 minutes to Yellowstone's west gate. AirDNA shows Island Park near a $481 average nightly rate at 54% occupancy, an average pulled up by big group lodges; a 4-bed books beneath it, so we've modeled $325 a night at 50% — about $59,000 a year, over 9% gross on the $650,000 ask.

A classic raised beach house in Pirates Beach, the heart of Galveston's West End vacation-rental country — a golf-cart ride from the sand, sold furnished, with high ceilings, an updated kitchen, a covered upper deck that catches the Gulf breeze, a house-width lower deck, and an entertainment area underneath. Galveston is one of the most STR-friendly cities on the Gulf: short-term rentals are legal island-wide with a simple registration and hotel-occupancy-tax account, no zoning lottery. AirDNA has the island around a $324 average nightly rate at 42% occupancy across a market thick with big Gulf-front homes; a 3-bed one row back books below that, so we've modeled $260 a night at 48% — roughly $45,500 a year on a $587,000 basis, the cheapest buy-in of this week's three.
