What $700K Gets You in Texas, New Hampshire vs. Colorado
October 22, 2026 · Landian Weekly Deals

This week's budget is $700,000 — the first time this newsletter has shopped in the seven-hundreds — and the four answers could not be less alike. In Fredericksburg, Texas, it buys a business: a remodeled brick cottage half a block off Main Street that already runs as a permitted short-term rental, with four years of operating history and the furniture included. In Lincoln, New Hampshire, it buys square footage at the foot of Loon Mountain — 2,500 square feet, four bedrooms plus a loft, with indoor and outdoor pools and a winter shuttle to the lifts. In Winter Park, Colorado, it buys a 2018-built, walk-to-Main-Street condo with a bunk alcove that skis like a three-bedroom. And the fourth — the week's biggest modeled number — hangs a 300-square-foot balcony directly over the Gulf of Mexico.
Each listing was verified active as of this issue, each is on Landian so you can tour or offer for a flat fee based on the home’s price instead of a commission, and every number below is an estimate — the disclaimer at the bottom applies to all of it.

Texas answers the $700K question with a business, not just a house. The Alcove is a completely remodeled 1950s brick cottage a half-block off Fredericksburg's Main Street — park once and walk to the tasting rooms, shops and restaurants of the Hill Country's wine capital, a town that draws well over a million visitors a year. It runs as a turnkey short-term rental with an active city STR permit and four years of operating history, and it conveys furnished and guest-ready. Inside are two king suites, each with a luxury walk-in shower, vaulted ceilings over the open living area, a granite island kitchen and a wet bar with a coffee station; out back, a privacy-fenced deck with a hot tub, plus a ~500 sq ft covered veranda off the primary suite. Permits in Fredericksburg's residential zones are grandfathered and scarce, so an operating permit that transfers with a sale is the hard part — this one has it. Market trackers put Fredericksburg around a $254–$340 nightly rate and 41–48% occupancy (Airbtics, AirDNA); we've modeled this one at $280 a night and 45% occupancy — about $46K a year steps from Main Street.
Buying it through Landian costs a $5,999 flat fee instead of a ~2.5% commission, about $11,476 back on this one.

New Hampshire's answer is volume: 2,500 square feet across three levels in Forest Ridge, Lincoln's classic vacation community at the foot of Loon Mountain in the White Mountains. Four bedrooms plus an open loft and three full baths sleep a whole ski crew, around a vaulted great room with a wood-burning fireplace and a deck for post-hike evenings. Forest Ridge amenities are the selling point renters remember: indoor and outdoor pools, fitness facilities, tennis, and a winter shuttle to Loon — and this unit borders the town Recreation Center with ski-in/ski-out access to its slopes. The HOA's bulk fuel agreement keeps heating costs down, and Lincoln is one of the East's most established short-term-rental towns, busy in all four seasons (Kancamagus leaf-peepers in October, Loon in winter, waterfalls all summer). AirDNA tracks the Lincoln market around 45–46% occupancy with a ~$320 average nightly rate across all listing sizes; a four-bedroom that sleeps ten runs well above that rate. We've modeled it at $370 a night and 46% occupancy — about $62K a year.
Buying it through Landian costs a $5,999 flat fee instead of a ~2.5% commission, about $11,476 back on this one.

New construction in a walk-everywhere mountain downtown

Colorado's answer trades square footage for altitude and walkability. This 2018-built, freshly updated condo sits at Hideaway Station in the heart of downtown Winter Park — steps from Main Street's restaurants, bars and trailheads, with the free shuttle to Winter Park Resort nearby, so guests genuinely never need the car. White quartz counters, stainless appliances and LVP floors keep it modern, and a built-in bunk alcove lets the two-bedroom sleep like a three — exactly what family ski groups book. There's a community hot tub for after the slopes, and at $470 a month the HOA is a fraction of what the big slopeside resort buildings charge, which is what makes the math work. The Town of Winter Park licenses short-term rentals town-wide (simple registration plus a per-bedroom fee), and Hideaway Station units already operate on Airbnb and Vrbo. Market trackers put Winter Park between a $317 and $420 average nightly rate at 49–52% occupancy (Airbtics, Rabbu, AirDNA); we've modeled this one conservatively at $300 a night and 50% occupancy — about $55K a year from a lock-and-leave two-bed.
Buying it through Landian costs a $6,999 flat fee instead of a ~2.5% commission, about $11,751 back on this one.

And the surprise: true Gulf-front, with the week's biggest modeled number. Unit 802 at Ocean Ritz is a fully furnished 3-bed, 3-bath corner of one of Panama City Beach's rare low-density towers — just 63 units, three per floor — with 10-foot ceilings, a quartz-island kitchen, a Gulf-front primary suite and a nearly 300 sq ft private balcony hanging over the sand, pointed straight at the sunset. The building brings a seasonally heated Gulf-front pool, spa, sauna and fitness center, with assigned covered parking by the elevators. Panama City Beach is one of Florida's most STR-friendly markets — rentals are legal beach-wide with a simple registration — and one of the country's biggest: AirDNA tracks roughly 19,000 active listings at a $347 average nightly rate and 57% occupancy (June 2026). True three-bedroom Gulf-front floor plans are the unit type families hunt for; we've modeled this one at $330 a night and 55% occupancy — about $66K a year with the Gulf of Mexico as the back yard.
Buying it through Landian costs a $5,999 flat fee instead of a ~2.5% commission, about $10,501 back on this one.
See the full listing & tour it →Four answers to the same $700,000: the Fredericksburg cottage is the turnkey operator — permit, bookings and furniture included, half a block from Main Street; the Lincoln townhouse is the capacity play, four bedrooms and a loft with pools and a ski shuttle thrown in; the Winter Park condo is the lock-and-leave, new construction in a walk-everywhere mountain downtown; and the Ocean Ritz three-bed is the view, a Gulf-front balcony with the biggest modeled revenue of the week. Whichever answer fits, buying it through Landian costs a flat fee based on the home’s price instead of a ~2.5% commission; that's the difference you see in each card above.
