In one paragraph

Frisco (about 237,000 people), Prosper (about 46,000) and Celina (about 64,000) line the Dallas North Tollway north of Dallas in Collin and Denton counties, Celina was the fastest-growing city in the country from 2024 to 2025 by Census Bureau estimates, and Landian works across all three with licensed local agents. Sellers list on the MLS with a licensed local agent for one flat fee set by the home's price, not a commission: $5,999 flat for a home around $650,000. $7,999 flat for a home around $850,000. $11,999 flat for a home around $1,250,000. The fee is shown before you meet the agent, written into your agreement, and paid only at closing. Buyers get a buyer's agent on the same schedule, based on the price of the home they buy, usually covered by the seller's contribution; anything the seller contributes above it comes back as a rebate or closing credit where allowed.⁶

Living in Frisco, Prosper and Celina

Three towns along one tollway, at three stages of growth: a built-up city of headquarters and stadiums, a town of big lots and new subdivisions, and a railroad town that became the fastest-growing city in the country.

Frisco

From railroad water stop to The Star

Frisco began in 1902 as a water stop for steam engines on the St. Louis-San Francisco Railway; residents named it Frisco City after the line, later shortened to Frisco. It had 44,592 people in 2000, its economic development corporation says, and 236,955 in 2025 by Census estimates. The old downtown is now the Rail District, and the city puts its likely size at buildout at about 330,000.

The Star, the Dallas Cowboys’ 91-acre headquarters campus, opened in 2016; its 12,000-seat Ford Center is owned by the city and hosts Frisco ISD football games and marching band contests. The PGA of America moved its headquarters here from Florida in 2022, and PGA Frisco’s two championship courses, beside the 500-room Omni PGA Frisco Resort, host the 2027 PGA Championship. FC Dallas plays at Toyota Stadium, the Frisco RoughRiders at Riders Field, and Universal Kids Resort, a theme park for young children with seven themed lands, opened on July 1, 2026.

Prosper

Big lots, a small downtown and the county’s high ground

Settlers arrived in 1846. When the St. Louis and San Francisco Railroad came through in March 1902, the nearby communities of Rock Hill and Richland merged; Richland was already taken as a post office name, so J.C. Slaughter suggested Prosper, because that year’s crops had been very prosperous. The town incorporated in 1914 with about 500 people, and sits on Preston Ridge, which the town calls the highest point in Collin County.

Prosper had 9,423 people at the 2010 Census and 45,605 in 2025. Many large-lot homes went up before 2005, when septic rules meant lots of at least an acre; as sewer lines arrived, new lots got smaller. Downtown hosts the Prosper Christmas Festival, Chrome and Coffee and Paws on Broadway, and the town counts 634 acres of parks and 61 developed miles of hike-and-bike trail.

Celina

The country’s fastest-growing city, around a century-old square

Celina’s first postmaster, John T. Mulkey, named it after his hometown in Tennessee. In 1902, when the railroad came through a mile to the north, residents moved their homes and businesses to meet it, earning the town the nickname Rollertown. The Historic Downtown Square has been the heart of the city for more than 110 years, and Celina has been an official Main Street city since 1996.

Celina had 6,028 people at the 2010 Census and 64,427 in 2025, and Celina ISD said in 2025 that more than 800 people move to the city every month on average. The growth brought Methodist Celina Medical Center, the city’s first hospital, which opened in March 2025 on 40 acres beside the Dallas North Tollway, and a 75-acre Collin College campus. The square still holds the town’s events, Celina Oktoberfest among them.

Why the area is buzzy now

The Census Bureau’s Vintage 2025 estimates, released May 14, 2026, named Celina the fastest-growing city in the country among places of 20,000 or more: up 24.6% in a year, or 12,710 people, after leading the list in 2023 too. All five of the fastest-growing cities were in Texas, four of them in the Dallas-Fort Worth suburbs.

The metro area reached about 8.5 million people in 2025, up 11.0% since 2020, and gained about 270,000 people from moves within the U.S. over those five years, close to 40% more than any other metro. The Bureau singled out the Dallas area’s map as a clear case of growth on the outer edge. Frisco was about 87% developed in early 2026, according to its economic development corporation, while Prosper and Celina, farther north on the tollway, are still filling in.

Jobs

Frisco’s economic development corporation counts TIAA, the PGA of America, T-Mobile, Thomson Reuters and Keurig Dr Pepper among the companies in the city, along with office districts such as the 242-acre Frisco Station and the 162-acre HALL Park.

Sports and fun

The Cowboys at The Star, FC Dallas at Toyota Stadium, the RoughRiders at Riders Field, the PGA of America at PGA Frisco and, since July 1, 2026, Universal Kids Resort, with its own 300-room hotel.

New neighborhoods

Celina ISD projected more than 12,500 new homes inside its boundaries over five years, and the City of Celina lists about 30 public improvement districts behind new communities such as Cambridge Crossing, Legacy Hills, Mustang Lakes and Ten Mile Creek.

What homes here look like

Mostly owner-occupied single-family homes, and a lot of them new. Owners live in 92.7% of Celina’s homes and 87.9% of Prosper’s, against 65.9% in Frisco (Census, 2020-2024). In Prosper’s 2023 plan, lots of 7,501 to 12,500 square feet were about half of the town’s 15,678 single-family lots, while 703 lots of an acre or more took up about 27% of the land used for single-family homes.

Prices have eased. Zillow’s typical values in September 2026 were down 3.9% in Frisco, 5.1% in Prosper and 8.9% in Celina from a year earlier, and homes took about 56, 89 and 72 days to go under contract. With that much new construction to compete with, pricing and presentation matter. Your fee follows your own home’s price, not the town’s.

Frisco

Census median value $642,100; Zillow’s typical value $640,131 in September 2026. Established neighborhoods, plus apartments and urban homes in mixed-use districts; Frisco Station alone counts 2,400 residences.

Prosper

Census median value $823,700, the highest of the three, and Zillow’s typical value $760,369. Older acre-plus lots from the septic era sit beside newer subdivisions on smaller lots.

Celina

Census median value $509,600 and Zillow’s typical value $512,080. The Census figure averages 2020 to 2024, a stretch when the city nearly quadrupled, so newer master-planned homes often run higher.

Texas property taxes, MUDs and PIDs

Texas has no state property tax; the rates are set by local taxing units such as your city, county and school district. Values are set by the appraisal district of the county the home is in, here Collin or Denton, and the usual deadline to protest a value is May 15 or 30 days after the notice is mailed, whichever is later.

School districts must give a $140,000 exemption on a residence homestead, plus $60,000 more for owners 65 or older or disabled. You apply to the appraisal district, generally before May 1, and a buyer who buys after January 1 can get it for the rest of that year if the seller did not have it. Many newer neighborhoods also sit in a special district with its own tax or assessment, and Texas law makes the seller disclose it before you sign.

MUD (municipal utility district)

A district that provides water, sewer or drainage and can repay its bonds from its own property tax. Texas Water Code Section 49.452 requires the seller to give the buyer a written notice before a binding contract is signed.

PID (public improvement district)

A district a city sets up to pay for roads, utilities, parks and landscaping through annual assessments on the lots inside it. Texas Property Code Section 5.014 requires the seller to give the buyer a written notice before a binding contract takes effect. In Frisco, the Panther Creek PIDs assessed each lot about $2,500 to $3,000, payable over 20 years, and the city began closing them in 2025.

Schools

Frisco ISD runs 77 schools for 62,755 students (October 31, 2025) across 75 square miles that take in most of the City of Frisco and parts of Plano, McKinney and Little Elm. Prosper ISD, with 34,627 students on its own count, opened its fourth high school, Richland, in 2025. Celina ISD voters approved a $2.295 billion bond in May 2025 for 10 campuses, including a second high school planned for 2029-30 or 2030-31.

District lines do not follow city limits. Light Farms Elementary, which has a Celina address, is a Prosper ISD school, and parts of Frisco sit outside Frisco ISD. Check the zoning for a specific address with the district before you buy or list.

Getting around

The Dallas North Tollway is the spine. The North Texas Tollway Authority widened it to four lanes each way between the Sam Rayburn Tollway (SH 121) and US 380 in Frisco, and is extending it about six miles north from US 380 to FM 428 through Prosper and Celina, with three lanes each way; when the contracts were approved in December 2023, the work was due to finish by the end of 2027. Preston Road, commissioned by the Republic of Texas in the 1830s along Preston Ridge, runs north through Frisco and Prosper.

Visit Frisco puts Frisco 25 minutes from downtown Dallas and a 25-minute drive from both DFW International and Dallas Love Field, and the Town of Prosper puts Prosper 32 miles from DFW Airport and 35 miles from downtown Dallas. The Census puts the average commute at 28.6 minutes in Frisco, 29.5 in Prosper and 33.3 in Celina (2020-2024).

Parks and trails

Each town is building its park system as it grows, from a 1,011-acre central park in Frisco to Celina’s ball fields a few blocks from the square.

Frisco

More than 60 parks. Grand Park will run 1,011 acres from the Dallas North Tollway west to Lake Lewisville when complete, with its first phase due in fall 2027, and the Cottonwood Creek Greenbelt keeps a 77-acre natural area of wetlands and ponds along almost two miles of trail.

Prosper

634 acres of parks and 61 miles of hike-and-bike trail. Frontier Park covers 79.7 acres with the community-built Windmill Playground, a catch-and-release pond, a splash pad and lighted ball fields.

Celina

Old Celina Park has the ball fields, a walking trail, the library’s Storybook Trail and catch-and-release lakes, and Founders Station Park sits a block east of the square.
