Are you about to make the $100,000 mistake?
Most sellers pay 3% without questioning it. One Boca Raton homeowner did the math, chose a flat-fee agent, and kept six figures more. See what he did differently.

Why pay 3% when you don't have to?
Traditional listing agents charge 2.5–3% of your home's sale price⁴ — that's $15,000 to $22,500 on a $750K home.
- Same MLS access— your home reaches the same buyers
- Same representation— negotiations, paperwork, closing
- Same marketing: MLS syndication, showings, open houses
- Different price: a flat fee for your band, never a percentage

Common Questions
How is my fee set?
By your home’s price, in steps: for example $5,999 from $600K, up to $19,999 from $2M, and lower below $600K. It is based on the higher of the price you give us and a third-party estimate of your home’s value, and is written into your agreement before you meet an agent. If you list at a price in a higher step, the fee follows the schedule. It never rises after your home is listed.
What is included in the flat fee?
Full representation: MLS listing, syndication to major sites, showing coordination, offer negotiations and closing support. Most agents include standard listing photos; drone, video or a 3D floor plan are optional and priced before you buy.
When do I pay the flat fee?
At closing, from the proceeds of the sale. You pay nothing upfront. If your home doesn't sell, you don't pay.
What about the buyer's agent fee?
Your flat fee covers your listing agent only. Buyer agent compensation is separate and negotiable. Your agent can advise on competitive rates for your market.
How fast can I get listed?
After your consultation, most agents can have your home listed within 7-14 days, including listing preparation, the media you choose and MLS submission.
Are these real, experienced agents?
Yes. Every Landian agent is licensed, vetted, and carries 100+ five-star reviews with years of experience. These are the same agents your neighbors pay 3% for.
Is there a long-term contract or lock-in?
No long-term lock-in. Agreement terms are clearly outlined upfront, and your consultation covers cancellation options before you commit.
